This brand new, 3-story, 101,492 square foot, commercial office building established by the University of Virginia Foundation offers many remarkable features. From spacious rooms, an easily-accessible parking deck, bike storage for employees, to even a convenient fitness room, this office building cuts no corners. Operating without a machine room, the Old Ivy Road Office Building still has reliable elevator service. Benefits of a machine-room-less, electric-traction elevator include reduced energy consumption, eliminated environmental concern, and higher efficiency. This is just one of the multiple reasons behind why this project is LEED Certified. In addition, this building offers traditional stairways, necessary mechanical and electrical rooms, a large conference room, and a beautifully landscaped courtyard. The mechanical system used is a variable flow refrigerant system with dedicated outdoor air units to increase effectiveness of the system. Parking is not to worry about either because aside from the parking deck, on-grade parking spaces are available for employees and visitors, too. Outside of this facility, the newly shaped courtyard welcomes all as they approach the front doors. Site improvements around the whole building were completed to enhance and compliment the look of the property as a whole. We also finished the exterior of this building with a combination of glass, masonry, and composite panel designs. The building is supported by ram-aggregate piers and was a delegated design item.
