Interchange Group, Inc. has teamed up with Nielsen Builders, Inc. to construct a 617’ x 325’ warehouse with a 360’ dock canopy at the new 2175 Elmhurst Lane, Portsmouth Virginia Logistics Center. The 200,000 square foot warehouse is located on a 12.5 acre site, and utilizes the benefits of tilt-up wall panels, with steel bar joists, metal deck, and a TPO roof system. The building also includes a conditioned office space, break room, restrooms, and supply closet. Nielsen organized a design team that includes The Gaines Group, PLC (Architect), Ballance Electric, A-Able Plumbing, Chesapeake Bay Mechanical Contractors, and Nicholson Sprinkler for the design and construction of their respective scopes of work. Interchange Group contracted separately for the demolition of the existing structure. They hired Kimley-Horn to perform the civil engineering design work, also utilized Engineering Consulting Services (ECS) as the geotechnical engineering consultant. EV Williams is performing the earthwork portion of the project, and Tiltcon Builders is the subcontractor responsible for all building concrete work, including the tilt-up wall panels.
As a result of this new facility, Interchange Group will increase its global competitiveness by being in close proximity to the Port of Virginia, whose cargo volumes are continuing to grow. The redevelopment site lies within the “beltway” for efficient access for their customers to and from all three of the port container terminals. The new warehouse will be developed with the potential for 5 divisions, 28 docks with seals, levelers, and trailer restraints, two drive-ins and 20 trailer dolly pads. The building includes 5 Cambridge direct gas-fired heating units and 5 roof exhaust fans, as well as 15 industrial ceiling fans. The sprinkler system is an early suppression, fast response (ESFR) system. The site will have parking space for 67 autos and 20 trailers.
